First impressions are most important.
It’s what we call “curb appeal.” So make your home look it’s best from the inside out! Trim and edge your lawn, groom trees, bushes, and cultivate flowerbeds. Make sure lawn is free of debris and clutter. Consider touch-up or repainting the exterior of home if paint is chipped or peeling. Make sure your front door is inviting and clean; replace or repaint if needed. Have a container of pretty flowers out. If needed, power wash driveway, sidewalks, porches, front pavement, fences, decks and exterior of home.
Decorate for a speedy sale. 
Marked and faded walls reduce appeal. A new touch of paint will often result in a quick, profitable sale. Your home decorated, and arranged for your family, but now you are trying to sell it- so maybe make it a bit more universal. Take an honest look at your furniture and pull it out and rearrange!
Bring a freshness of light in!
Open all shades and blinds; this gives an immediate impression of openness and warmth. For showings late in the day and at night, be sure to turn on all lights. Maybe even light some candles.(Not extra strong scents.)
Clean and Bright!
A gleaming and spotless kitchen helps to make the cook want to move right in. Consider repainting walls that are faded, chipped or soiled. A small investment in redecorating frequently brings an early sale at a higher price. Remove all clutter.
Out of order? Fix it.
Sticking drawers, loose doorknobs, warped cabinet doors, dripping faucets and leaning fences can cause prospects to wonder if the home has been well maintained. If necessary, call in a carpenter or plumber. Don’t put off cleaning out the closets, attic or garage and discard all unnecessary items. When closets and garages are neatly organized it appears to be more spacious and shows off the storage space well.
Smelly- No Way!
All homes have odors in them, try to sterilize, and get rid of it. If you don’t know if your house smells, simply ask someone who will tell you the truth. “If they can smell it, we can’t sell it.”
Pets underfoot?
Keep them out of the way- Preferably out of the house.
Three’s a crowd.
Avoid having too many people present during showings. The potential buyer may feel like an intruder and hurry through the house. If you are home when an agent comes to show the house, please leave if possible.
Remember, silence is golden.
Be courteous but don't force conversation with the potential buyer. Only answer questions when asked.

Let your realtor discuss price, terms, possession and other factors with the customer. They are eminently qualified to bring negotiations to a favorable conclusion.
