Owning a home in beautiful central Texas is a wonderful feeling. It carries with it a sense of ownership and pride. Once you buy a home, whether it is your first home or third home, there is always a feeling of newness and happiness. It is important to maintain your home through the years. This will help save you time and money if the opportunity arises to sell it.
Seasonal homeowner maintenance is profitable because seasonal maintenace helps keep the home in good condition (which usually resulting in less fix up costs), it will save time in preparation for selling the home, and most likely, will result in a higher sales price because the home is well taken care of.
Here is a general seasonal maintenance checklist:
Spring Maintenance
Check condition of exterior caulk and paint. (Re-caulk and paint as necessary)
Inspect roof and gutter systems for any snow and ice damage (Especially in Sunny Central Texas! repair as necessary)
Clean leaves and debris out of the gutters
Feed and seed lawn, rework and topsoil and erosion, plant annuals and perennials
Repair and driveway damage
Check and repair any screen damage
Change air conditioning/furnace filters each month when you pay your electrical bill
Summer Maintenance
Apply weed killer to lawn (this step should be completed prior to temperatures averaging above 70 degrees F)
Have air conditioning system cleaned and checked
Complete interior caulking, grout, paint touch up, or redecorating.
Check hot water heater for mineral buildup; drain and refill after turning off the heating element
Clean faucet aerators
Change air conditioning/furnace filters each month when you pay your electrical bill
Fall Maintenance
Remove hoses from faucets
Put insulated faucet covers on
Mulch perennials that need winter protection
Have heating system cleaned and checked
Check fireplace operation and inspect flue or chimney for possible cleaning

Winter Maintenance
Clean and check sump pump and pit if applicable
Re-caulk and re-grout bathtub and kitchen fixtures as required
Keep fireplace damper and glass doors closed when not in use to prevent cold air entry
